Thread: anyone know about failed title v and private well in MA

    looking at possibly buying a house with failed title v and private well system. is this something that may cost $30k to fix... or $100k?

    30K +/- 5 K See if it can worked into the agreement. Or find out if there is public sewer and tie into that

    FYI town water and town sewer can run up to 15k +/- 3k. Most towns charge but some don't depending on how long the run is.

    looked at the house in person today and spoke at length with water/sewer dept and some neighbors.

    no sewer in that part of town and new septic is going to be +/- $15k according to what the neighbors paid to have theirs redone. the house has some major upsides to it and is priced fairly low, given that the buyer has to fix the septic issue.

    Yeah they usually have to. I know my sister in law looked at a house and the septic needed to be done. The seller refused to fix it and she passed on the house.

    yeah, they don't have any obligation to do it.

    If it's a killer deal, it may be worth it. It just sucks to shell out the $10K at the closing for all of the fees and crap, then have to come up with another $15K-$20K to fix the septic.

    Outhouses are cheap. Porta potties have come a long way. Couple cheaper alternatives.

    the back/side yard is pretty large and it abuts some woods. not sure where the property line ends exactly, but the neighbor who redid her septic has a "hill" at the edge of her property against the woods. not that big of a deal to me

    the house has new roof, windows and all interior renovations. so long as the basement is dry and the furnace isnt about to go its going to be hard not to seriously consider this place.

    Just got my title V done a few weeks ago to sell my house and from what I understand the cost to repair can be split in any combination between the buyer, seller and current mortgage company. Fortunately mine was basically fine (a cracked lid from a tree falling on it that was replaced cheap), but I've got all the paperwork at home if you'd like me to grab pics of it or whatever. I'm sure the same info is online, but I wouldn't know where to go about finding it.

    My Mom went through this years ago. She sunk 45K into the house to sell it. Any money that was to be made went up in smoke due to title 5.

    The house was built in 1787 hmm go figure it was non-complaint. Title 5... It can go both ways but seriously buyers should just have common sense.

    No jab at the OP just my anger about my Mom's loss in any sort of profit. Heck she would have made more burning the thing.

    it does jimmy!!!

    worst case is that we waste time and maybe a few hundred bucks to have it inspected and get an estimate of repairs.

    if anyone cares: here's an update!

    1st the good: our real estate agent brought her husband along who is a civil engineer to give a more informed assessment of the situation. he had some experience with septic systems.

    completely renovated kitchen and bathrooms- looked pretty damn nice!

    and now... the bad: the house needed a new septic, we knew that. the land surrounding the house, near where the septic needed to be evaluated/replaced was classified at wetlands (translation: expensive survey and assessment, and even more expensive design and installation of a more complex septic system to be compliant with environmental regulations)

    those power lines on the street that are close to the house? high tension! translation: herp-a-dee-derp children once i slip one past the goalie

    that nice hill off to the back/side? landfill!

    obviously didnt need any more explanation and left. no wonder the house has been on the market over 2 years. fiancee and i learning more and more with each place we go see. may just move in with doug

    Usually when it seems to good to be true it's not. That sucks, but it is what it is. You'll find a place there are tons. I felt the same way when I looked at that too good to be true Powerstroke a couple weeks ago.
