My first home... Looked at about 50-70 homes over 5 months.
Still have to do some renovations before moving in... roof, lighting, floors. But I'm excited!

Wow!

Looks awesome. Man, if I lived there I'd be ****ing terrified about fire. Do you have any plans to add defensible space around the perimeter or other fire-abating modifications? Just curious.

Thanks for the replies.

I was lucky and had a good agent. House came on the market mid-week and saw it right away. The sellers had to sell pretty quickly given they were closing in 1 month on another property they had bought. There is some work to do but it seems like a good investment.

The area is in what is considered a fire hazard zone but I have insurance to cover for this ($400/sq ft!!) to rebuild the home if it happens. Anywhere in Santa Barbara is considered high risk, pretty much.

I trust you meant $4.00 per square foot? And is that per year? So $8,000 per year?

$400/sq foot is not what I pay. What I pay (about $160/mo) covers me for building costs that add up to $400/sq ft, i.e. about $800,000.

I could have found homeowners insurance for much cheaper. With recent fires in the Santa Barbara area many homeowners realized that they were underinsured. Getting covered for up to $1000/sq ft is not uncommon in this area.

Having said that, I will likely shop around in order to find a lower monthly payment.

These were pics from a photographer commissioned by the sellers. Unsure as to what camera was used. I bought the house before the pics were released online

The home is just under 1900 sq ft, has 3 beds and 2 baths, as well as a small yard with a hot tub in the back. Purchase price was around $1M. Price might seem astronomical in some parts of the country but this is considered just above "entry level" in SB.
