Correct, that puts me well over $2500/month. I also do not want 4 bedrooms

I want a modest small house with a yard. This has prompted me to start looking at a pre-qual though

1800/yr in property taxes. What are you talking about saying that your area isn't affordable? Insurance on that house is going to be less than 1000. You won't hit 2500/mo even if you factor in escrow AND put nothing down.

This. And this varies wildly across the US.

Our property taxes are about $6000, so $500/mo, and our HOI is roughly $75/mo. That ends up just over $2700/mo.

Before we bought our house, we looked at this house, which is in the general area: https://www.zillow.com/homedetails/2...72068458_zpid/ It's 14 years old and builder grade... it might have upgraded counters in the kitchen, but that's it. 45min-1hr to Bellevue/Redmond, 30-45min to Everett. 1.5hr to Seattle. <1hr to Stevens Pass Ski Area.

And not to get into to much of my personal finances about my new house, but i am buying for a tad bit under 450 and putting 15% down. My all in payment will be about 2500 bucks

hmmm, maybe I'm an idiot here

I think around $1600-1700/month is good range, what does that get you these days ?? I honestly dont even know what the interest rates are right now
Assuming 4%, $1600 puts you around the mid $200K range. This doesn't account for taxes, which could eff with that amount a few hundred either way. Taxes here are cheap though.

Mine is in the $1400 range and I bought for right at the $200K mark. A very rudimentary rule of thumb is $20K financed is $100/mo.

With decent credit you should be anywhere between 3.5-4.5%.

Just type mortgage calculator into Google. There are tons of them out there.

$450,000 with nothing down at 3.8% is going to be right at $2,500 per month.

      I need a sugar mama

No really though, 2 incomes would make that a cake walk .. I would have to cut out a bit of spending to commit to $2500 by myself but I could do it ... just less travel

and this sort of place looks nice:

      https://www.zillow.com/community/cle...1818147_zpid/?

I just would not get a yard is all but a 2 car garage would be killer , I really miss having that at my old place

Taxes are pretty cheap... the home is a little spendy.

The problem with assuming cheap living based on taxes is the political climate can change and your taxes can go sky high. House payment is stable. It only takes a few stupid lawmakers to make your property tax jump a few hundred bucks.

I did a search for 2-br homes for sale in my county. Don't need two hands to count them. They just don't make them anymore (stand alone homes). If they do, they're in retirement communities and age restricted.

So linkedin sent me a job match for a regional sales position with Yeti. Regional guys in this area make $75-100K. Think Yeti will pay at least 3 times that based on their retail pricing?

I don't know, man - based on some of the areas in Denver that are getting a little bit more pricey, that still seems like a pretty decent deal, especially when he wants something on the smaller side but still gets the benefit of it being SFH. Taxes will always go up, that's a given - but I doubt you'll see year over year percentage jumps to make it go up hundreds of dollars when the baseline at initial purchase is 1800/yr.

Plus, when you rent, you're just paying for those increases in property tax when you re-up the lease anyway.

      No. Only if you're C-level.

Nah, Someone posted them to a Rivian forum, and an author of that EV blog snagged them to make a post. They called them ďrenders as to what it would look like,Ē but made no claim that it was from Rivian.

Nice to see somebody is getting some ad revenue from my work.

*Edit - Replied to the article, just in case they have been searching high and low for the source of these amazing custom renders.

you right, the house is still $$$

Taxes are the least of my worries. Just because tax is low doesn't mean I'm in an "affordable neighborhood"

Looking at my links, even the ****tiest house is more than 400k , I dont see how that is "affordable" when I have to dump another 50+ in remodeling

Rough go in our house over the last week.

On Thurs I was at the urgent care with a 103 fever. Turns out, I have Influenza A. While we were at the UC, my wife got a call that her mother passed away. My wife's mom was super abusive and has been essentially out of her life for the last 10 years, but it has still hit her pretty hard. Anger, sadness, frustration, etc, not to mention it bringing back bad memories, and the question "why did my mom hate me?" And with me being sick as a dog, I can't even hug her.

Then, on Sat, our nephew was hospitalized with his 3rd collapsed lung in 4 months, and yesterday underwent surgery to prevent it from happening again. It apparently went well, but he won't be out for at least a few more days, and is in quite a bit of pain.

That raises a question, do you wear Crocs in the garage? Easy off in case of emergency?
Sometimes I do. I have been spending a few nights over the last few weeks showing my neighbor how to perform a routine service and some maintenance on his motorcycle.

Itís on the lift, and I would show him one brake caliper, then make him do the other. I wore my crocs for that because the garage is clean. If Iím doing some light interior work, or some other small task, Iíll also wear them for that. Anything more involved or dirtier than that, I put on the shoes.

Well, Crocs are what you wear when you're polishing your Hog.

When we bought 3 years ago (interest rates were higher) our loan wasn't too far from $450k and we were paying $3,300/month.

Now that we've refinanced, we're in the $2,650 range. I'm not sure what you consider "close" to $3k a month, but I don't think it's far off.

Was basing it off his area. Yeah, with your property taxes and a higher interest rate, that could be possible.

That house I posted up on the page would be roughly 2700/month WITH the HOA cost factored in (I know that's not part of the mortgage and escrow, but it's still a fixed cost)
